As a chartered architectural practice, we adhere to the structured framework of the RIBA Plan of Work, delineating the process into eight discernible stages. This meticulous approach not only fosters transparency but also integrates the client seamlessly into the project. The result is a well-defined journey with clear project milestones, ensuring a robust and client-centric progression.

Planning Design – RIBA Stage 0 - 3

Stages 0 & 1 - We engage deeply with our clients, delving into their needs and aspirations to define the project's requirements, ensuring not just satisfaction but exceeding expectations.

Stage 2 - Ideas take shape as we craft concept designs, a collaborative journey where refinement continues until all parties are in agreement. This thorough process allows us to meticulously fine-tune every element, exploring each facet comprehensively. Simultaneously, discussions unfold regarding potential involvement of other consultants in Stage 3, with considerations for a prudent pre-application meeting with the local authority.

Stage 3 - We bring the vision to life by preparing detailed planning drawings and, when ready, submit the application to the local authority.

For both private clients and developers, this process typically follows the same path.

Detail Design – RIBA Stage 3 - 4

Stage 3.1 – Once planning permission is granted we ensure that any planning conditions are discharged with the local authority,

Stage 4 - We add detail to planning level designs so as to construct the shell and core elements of the building.We also coordinate any external consultants and specialists required to complete the detailed design including; Structural / Civil Engineers, Mechanical & Electrical Consultants, energy Consultants, AV Specialists etc.

The final collation of design information is then used by contractors throughout the build and during this phase we also lead the process of obtaining Building Regulations conditional approval.

Private Clients & Developers: Typically this is the same processes for both

Tender Process – RIBA Stage 4

A list of potential tenderers is then formulated, normally 4-6 contractors sourced from reputable firms. We respond to all production information required by the tenderers and shortlist 3 contractors for our client’s consideration.

We then produce a detailed tender report that provides commentary on the shortlisted contractors and enables value engineering to ensure delivery of the best product within budget. Interviews are held and one contractor is formally appointed.

Private Clients: Typically this is the processes, or you may already have your preferred contractor early on in the process

Developers: Typically this is a process you carry out in house

Residential construction site

Construction Phase – RIBA Stage 5 - 7

Stage 5 – Is typically Contract Administration, we can carry out regular site visits throughout the project to ensure that the work carried out is in compliance with the building contract.During this stage, we organise and chair regular project meetings to report and monitor progress against the construction program and contract. We are on hand to support contractors and answer any queries in order to prevent any delays in construction.

Stage 5.1 – We provide a checking service for specialist manufacturers supplies to minimise site issues including; Beam & Block Floors, Steelwork designs, joist plans, pre cast concrete plans, truss drawings, stair drawings, window & door schedules etc.

Stage 6 –  Handover, we review the project, carrying out final checks to ensure that the finished construction has met or exceeded the expected standard. We can also if needed provide conveyance plans for solicitors and If we are providing Contract Administration service, we hand over to our client with a Practical Completion Certificate, has been built in line with their design and complies with statutory requirements.

Private Clients: Typically this is the processes, or you may wish to follow the developers path

Developers: Typically a developer won’t require contract administration but would require the manufacturers checking process and conveyance plans service

360° Walkthrough

Our adept team has the capability to fashion 3D tools, providing clients with a tangible visualisation of their envisioned space. This includes the creation of fully rendered stills and immersive 360 tools, allowing users to explore every facet of the space. From straightforward Sketch-Up models to intricate detailing and material changes, these tools facilitate a comprehensive understanding of the design.

This 360 example used on a mobile device can help to understand the scale and material applications to all visual aspects of any proposed scheme.

We appointed CMI to deliver on our workplace improvements programme, which included a collaborative furniture pilot, kitchen refurbishment upgrades and a refresh of our office layouts. Throughout the process CMIA has been very proactive, arranging showroom visits, introducing us to a furniture consultant and consistently producing plans that hit the brief. If I need to make changes to floor plans (and I often do) this is dealt with swiftly, patiently and always with good grace. I would wholeheartedly recommend CMIA as a highly professional and creative organisation who constantly deliver to the client’s expectations.
